A compliant French rental must meet several obligations, which depend on whether it is long-term or short-term and furnished or bare. Long-term: an ALUR-compliant written lease, a valid DPE (class G is banned for new lets since 1 Jan 2025, F from 2028, E from 2034), mandatory diagnostics (gas/electrical every 6 years, ERP, CREP for pre-1949), rent receipts on request, and a yearly IRL revision. Furnished (LMNP): registration on the INPI guichet unique within 15 days for a SIRET. Short-term (meublé de tourisme): a registration number on every listing (fines up to €10,000 / €20,000), the 120-day cap for a primary residence, and taxe de séjour (collected by Airbnb/Booking, or by you for direct bookings). DPE energy rating — can you still rent?
Poorly-rated homes are being phased out of the rental market: class G is banned for new lets since 1 Jan 2025, class F from 1 Jan 2028, class E from 1 Jan 2034. Class F or G also triggers a rent freeze. We show your property's status and the deadline at a glance.
Mandatory diagnostics & maintenance
Chimney sweep, boiler service, heat-pump/AC maintenance, gas and electrical safety checks (every 6 years), DPE validity, septic-tank emptying — each on its own schedule. We detect which apply to your property and track every deadline with email reminders.
SIRET / LMNP registration
Renting furnished (LMNP)? You must register on the INPI guichet unique within 15 days of your first letting — that issues your SIRET, one per property, needed for your BIC tax return. It's free; we guide you through it, we don't file for you.
Short-term registration number
Letting a meublé de tourisme (Airbnb)? A registration number is mandatory and must appear on every listing. Fines reach €10,000 if unregistered and €20,000 for a false number. We store your number and flag the obligation per property.
Taxe de séjour
Airbnb and Booking usually collect and remit the tourist tax for you; for direct bookings you collect it from the guest and remit it to your commune yourself. We fetch your commune's official rate and compute what you owe per stay.
Lease, rent receipts & IRL
An ALUR-compliant written lease, rent receipts on request (Article 21, loi 89-462), a yearly IRL rent revision and an état des lieux with dated photos. We generate each document and keep your lease admin in order.
